June Real Estate Report for Pismo Beach
Closed sales in Pismo Beach for June recovered from the deep lows of the last few months to approach last year's results. Sales for June were only down 6.3%.
Projections for July are not quite as good due to pending sales being down 40%. Hopefully closed sales will not fall that much.
New listings were down 37%... which is really good news for sellers. Price per square foot is actually rising a bit due to low inventory and low interest rates for buyers stimulating demand. If you are thinking of selling... July or August would be a great month to list. You'd stand a great chance of maximizing your return on the investment in your property.
San Luis Obispo county is a good comparison. Closed sales county wide were off 17%... but pending sales were only down 8% which is actually a good sign for the overall market in July. New listings were off 22%... still a very positive sign for sellers.
