My basic listing fee is 1%. When a buyer side fee of 2% is added the total cost to you is 3%. That is 2% below the current going rate. If you are selling a $750,000 home... that is a savings of $15,000! If I am able to also be the buyer's agent the total fee will be 2% which is a 3% savings or $22,500!
The 1% listing fee is possible due to increasing selling efficiencies and due to your home being priced no higher than the market price which allows for a more efficient fast sale. The market price is determined by a Competitive Market Analysis (CMA). You can request a higher price than that determined by the CMA but because there is a greater risk of a longer and less efficient selling time the listing fee is increased to a still very low 1.5%. If you've opted for the higher price and commission and your home sells in less than 30 days the listing fee will be lowered back to 1%. Minimum commission is $4000.
